We provide Commercial Property Inspections in Portland for buyers and sellers. Getting an inspection for a commercial property is every bit as important as getting one for the home you will live in. Along with my Home Inspection certification, I have additional training and certification through the Certified Commercial Property Inspectors Association (CCPIA). While the end goal of commercial inspections is the same as a residential inspection, the client has more control over the extent of the inspection. The scope of work in a commercial inspection is up for negotiation and can be tailored to fit your budget, concerns, and plans for the building. If you are buying, discuss with your broker what type of inspection you will need for the specific building you plan to buy, and we can come up with a plan to fit your needs. If you are selling, an inspection may identify problems you want to fix before anyone has put in an offer, or just to know what problems exist so you can set a more realistic asking price.

Commercial property inspections can also help you plan for maintenance and compliance with regulations while you occupy the building. Many commercial properties in the state of Oregon are now subject to the rules in HB 3409 which covers building performance standards. It aims at greater awareness of energy use in commercial buildings. Getting an assessment to understand current usage and determine strategies to bring or keep your building into compliance with this new program can help you by improving your utility bills while helping to avoid state penalties.
